Routine Inspections

Routine inspections are done every 3 months and we would provide 1-2 weeks notice prior.  Our property managers will bring the office keys for access to your property no one is home.

 

 

General Maintenance Request

Please lodge any maintenance request in writing via your tenants portal (given to you at the start of the lease) or email via clare@hatchrealestate.com.au  

 

 

After Hours Emergency

 

For all after-hours emergency, it is important you lodge it in writing and call/sms us directly on 0411 123 682.

 

In the event you weren’t able to contact us after hours (you will still need to submit a job request via writing), our trades contact details as per below:

POWER OUTAGES (24/7)

13 62 62 If you have lost power or are experiencing electricity supply problems.

13 19 62 Report any fallen powerlines or electric shocks.

 

EMERGENCY REPAIRS

The Act states emergency repairs are:

•             a burst water service or a serious water service leak

•             a blocked or broken lavatory system or fittings

•             a serious roof leak

•             a gas leak

•             a dangerous electrical fault

•             flooding or serious flood damage

•             serious storm, fire or impact damage

•             a failure or breakdown of the gas, electricity or water supply to the premises

•             a failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating

•             a fault or damage that makes premises unsafe or unsecured

•             a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of premises, or

•             a serious fault in any staircase, lift or other common area which inhibits or unduly inconveniences residents in gaining access to or using the premises
